What is the DLD Strict Adherence policy?
Property Finder’s DLD Strict Adherence policy requires all Dubai property listings—rental, sales, and commercial—to fully comply with Dubai Land Department (DLD) regulations. This includes having valid advertising permits, accurate details, and current property status.

DLD has implemented stricter mandates to enhance market transparency and protect all parties. Property Finder enforces these rules to ensure all listings are compliant, helping brokers avoid legal issues, improving listing quality, and ensuring customers see only genuine, authorized properties.
Which listings does this policy apply to?
All Dubai property listings under DLD jurisdiction must comply with regulations including:
- Residential
- Commercial
- Ready
- Off-plan
- Listings for Holiday Homes, Hotel Apartments (DTCM), and DIFC properties are excluded or follow separate rules.
How does the new update affect the listing creation?
When creating the listing you will enter the permit number and the listing will capture the details automatically from the permit.

How do I ensure my listing is compliant?
- Obtain a valid DLD Trakheesi permit first.
- Enter the correct permit number and details matching the DLD permit into PF Expert.
- Regularly review LAT (Listings Action Tracker) for compliance flags or warnings.
What happens if my listing details don’t match the DLD permit?
If your listing data (such as price) does not match the DLD permit, your listing will be flagged for correction in LAT "Listing Action Tracker". You will have 2 days to update the information to match the permit. If not corrected within 2 days, the listing will be unpublished.
- Example: If your DLD permit shows AED 2,000,000, but your listing is AED 2,200,000, you will receive a flag and must update the listing price to match the DLD permit.
How will i track my flagged listings?
The system will automatically flag the listing in the Listings Action Tracker.
What happens if I publish a listing with invalid permit?
Your listing will be blocked from publishing until a valid permit is provided.
Frequently Asked Questions
No, however you need to make sure that you meet the criteria below:

Valid Permit & QR Code: Every property must have a valid DLD Trakheesi permit.

Matching Details: Listing details (property type, bedrooms, size, price, etc.) must match the DLD permit exactly.

Timely Updates: Properties sold or rented must be updated/removed within 7 days.

Duplicate Limit: No more than 3 agents can advertise the same property at once (based on permit system).
No. For any property in Dubai under DLD jurisdiction, Property Finder will not ask you to upload documents (Form A, NOC, title deed, etc.). Verification is automated using DLD permit data. The “Upload Document” or “Verification” button will not be shown for DLD listings.
For all Dubai (DLD) listings, the document upload/verification feature has been removed. Verification is now handled entirely through the DLD API and your permit. Only the first 3 published listings for a property will be get the Verified Badge. If there are more than 3 listings, only the first 3 are automatically verified; any additional (fourth and beyond) listings will not be verified.
Yes. DLD regulations allow Land permits to be used for villas and townhouses as appropriate.
Check the Listings Action Tracker for details. Update the listing to match DLD data as indicated. Once corrected, the flag will be cleared automatically.
All Dubai listings (sales, rentals, commercial, off-plan, resale) must have valid permits and matching details. There are no exceptions for type; the rules apply equally to all.
No. Document verification may still be required in DIFC or other Emirates. The new process applies only to Dubai (DLD) listings.
