In this guide, we’ll walk you through the step-by-step process of applying for a Trakheesi permit, ensuring your property listings are compliant and legally published on Property Finder.
What is a Trakheesi Permit?
Trakheesi is a listing permit issued by the Dubai Land Department (DLD).
It is mandatory to legally publish property listings in Dubai and ensures transparency and compliance with real estate regulations.
Step 1: Prepare Your Advertisement Format
- Draft the listing description in both English and Arabic.
- Take screenshots of each version and save them in PNG or JPEG format.
- These files will be uploaded later in the process.

Step 2: Log in to the Trakheesi Website
- Go to dubailand.gov.ae .
- Log in to the system as a Business User using UAE Pass, Emirates ID, or username and password.
- From the Trakheesi section, click “Go to Accounts.”
Step 3: Obtain Your Permit
3.1 Go to "License" Tab.
Step 4: Apply for Off-plan Properties
For entire projects or meta campaigns:
- Select “Project”, enter the project number, and upload:
- NOC from the developer

For specific units in a project:
- Select “Project Units”, enter project & unit details, and upload:
- NOC from the developer (specific unit)

Step 5: Apply for Secondary Properties

Select “Property” → choose Rent
or Sale.

Enter details: area, land number, building name, unit number, and
municipality number (must match the title deed).

Click “Search”, select the correct property, and
complete all required fields.

Dubai REST app)

PF Expert validates the permits directly with the DLD
system through the DLD-provided API.
If you are getting an error that the Permit is invalid,
Unable to Validate the Permit, or Permit is Expired,
please
contact the DLD support
to confirm that your Premit is correct (Valid, Issued
for your License, Correct Purpose).
The listing is offline with RERA Invalid tag if the permit purpose (rent/sale) does not match the listing category (rent/sale). Another reason is if the permit was used multiple times for the same category. It can also have an invalid tag if the permit used does not have any record in DLD server or not under your agency. Also, using a primary permit to a secondary listing and vice versa will put the listing offline.
If you have a property that you would like to rent out as a holiday home (Monthly, Weekly, or Daily), you will need to obtain a DTCM permit from The Department of Economy and Tourism.
Secondary listing No, each listing should have a unique permit number.
Rent It should be a unique permit, however, if your permit number contains both purposes (Rent and Sale) then you can use the same permit once for Sale, and once for Rent.
Primary Yes, you can use one unique permit per project.
