How to submit your listing for verification on Property Finder?

Dubai Listing Verification Is Now Fully Automated
The document upload and manual verification steps are no longer required for all residential listings in Dubai. Verification is handled automatically through the DLD API using your valid Trakheesi permit.
Once a listing is published, it’s instantly submitted for verification. Our Quality Control team then reviews the images, title, and description to ensure they meet our standards and comply with regulatory requirements.

Tip: Confirm eligibility by entering the title-deed number in the format “title-deed number/year” when you submit.
How to Verify Listings in Abu Dhabi or DIFC
After you publish your listing, edit your listing and navigate to the Verification tab.
Click on the Verification tab and follow the steps below:
- Click on the listing you want to verify
- Click on Verify Listing
- Enter the title deed number to confirm eligibility
- Upload the required documents
- Click on Submit for Verification

Tip: You can check eligibility by entering the title deed number during submission. The format should be “title-deed number/year.”
How long does it take for my listing to be verified?
We strive to respond to all requests as soon as possible. The verification process time depends on your segment:
- Diamond: 2 hours
- Ruby: 4 Hours
- Sapphire: 6 Hours
- Emerald: 8 Hours
Why was my listing rejected for verification on Property Finder?
A listing can be rejected for verification for multiple reasons, and it will be flagged in the Listing Action Tracker as shown: |
You will get an email with the exact reason and how to fix it, some of the reasons are:
- • Your images are showing people in them.
- • The images, title, description, and price are not matching.
- • Incorrect location selected.
- • Inaccurate price or size.
- • Phone number mentioned in the description.
- • The word "Distressed" in the description or the title.
Note: If a property listing has already been verified by three different brokers using the same Trakheesi permit number (in the case of sale listings) or the same title deed number (in the case of rental listings)
In this case, you may amend the listing details and resubmit the listing through the portal from the listing action tracker to be reviewed once more.
Frequently Asked Questions
To be able to submit a listing for verification, you must first meet all the Quality Score Criteria.
The message will show the Quality Score Criteria that you need to update or improve before submitting. For example:
- Remove duplicate photos
- Check photo sizes
- Add full location
A listing marked as verified will expire and become unverified for one of the following 4 reasons:
- The verification period has expired
- The contract between the broker and owner submitted has expired (Form A, NOC expired)
- The price of the listing has been increased or reduced by 10% or more
- The price of a Dubai Sale listing has changed from the price on the permit
- The listing has been unpublished, be it permanently or temporarily
In our continuous efforts to list only available stock on our portal, listings will be marked as verified for the following periods:
- Residential Rentals: 45 days
- Residential Sales: 90 days
- Commercial Rentals: 90 days
- Commercial Sales: 180 days
Listings will remain verified based on the above timeframes, subject to the owner/broker agreement being valid throughout this period.
Contracts between broker and owner submitted for the purposes of verification are valid for the periods outlined below:
- Residential Rent – 3 months
- Residential Sale – 6 months
- Commercial Rent – 6 months
- Commercial Sale – 6 months
Please note these are the maximum periods a listing can be verified for using each document, unless the contract is valid for a shorter period, in which case it expires sooner.
Yes, when the listing expires due to contract expiry, a newly signed contract and related documents must be submitted to place it back in the verification queue for review.
Dubai Sales: The price must match the Digital Form A. Any changes require an update on the form too.
Dubai Rent: Price can be changed by less than 10% post-verification. Must be authorized by the property owner with proof if needed.
Abu Dhabi Sales & Rent: Same as Dubai Rent — changes below 10% allowed with owner's authorization and proof on request.
Yes. Set Power of Attorney to "Yes" and upload the POA document along with the authorized person’s Emirates ID or passport.
Yes. Set “Supporting documents” to Yes and upload any additional document(s) you want the Verification Team to review.
Auto Verification automatically identifies and submits listings that meet our quality guidelines for verification. Then, our Customer Experience team reviews and verifies them.
