What is Under Offer?

Under Offer is a new feature for agents and admins to notify Property Finder when a property is under negotiation to be sold or rented. This can be done by using the "Claim Transaction" option available on the Property Finder website and PF Expert. Learn more.

Benefits of Under Offer

Will the Number of Transaction claimed by my company show on the PF Insights page on PF Expert?

At the moment, the number of transactions shows only on each individual agent's dashboard. The team is looking into adding the total number to the company's insights page.

What is the use of claiming it if I need to unpublish the listing after the deal is closed?

50% of Consumers we surveyed highlighted trust as a key factor in their search journey.

However, for 30% of consumers, the journey is that the property they have identified as meeting their needs is not available.

Having the under-offer tag shows this information to consumers before they contact the agent.

They may still wish to contact the agent, believing them to be experienced and successful as a result of the transactions they have done, but at least they will already be able to clearly understand that the particular listing they clicked on is no longer available, instead of having to make a call/send an email or WhatsApp to the agent to find this out.

For your agent, the best part is that there are benefits to having listings under offer, as all their other listings are far more visible on the site, and they are seen as a credible agent who can get deals done

I unpublish the listings once the property is booked to avoid complaints and penalties, why should I keep it as under offer and risk a complaint?

As the trust flywheel and the consumer research show, consumers want to know if the listing they identify as meeting their needs is accurate and available.

Properties that no longer exist should not be advertised on our site, however rather than simply unpublish them, we have provided an alternative to this, which is to place them as under offer

Will the number of claimed transaction show on Agents profile in property finder website?

This is something that is planned for the future. A previous incarnation of this feature had this option, and it was negatively received by agents who felt the low number of transactions they had claimed (vs the high number they had actually done) was negatively impacting their consumer perception.

We decided not to display this until we have levels of transactions that are a fair reflection of agent performance.

How are you promoting and educating property seekers about Under Offer?

We are actively discussing how to better promote the concept and potentially change the terminology.

The product team is discussing such points of view when looking to improve the feature in the future.

What is the reason for listing a property as Under Offer?

The reason for us introducing this is that 50% of Consumers we surveyed highlighted trust as a key factor in their search journey. However, for 30% of consumers, the journey is that the property they have identified as meeting their needs is not available.

Having the under-offer tag shows this information to consumers before they contact the agent.

Will the listing be on the 1st page?

Under offer will not the the first listing, however, the under-offer listing, and all the other listings of that particular agent will receive a ranking boost.

If the listing was verified before claiming, the listing agent is a super agent and then the listing is claimed, there is a much higher probability of it being close to the top of the search results page

The under offer lowers down the ranking in portal, how will this benefit me?

The benefits to having listings under offer are that all the agents' other listings get a ranking boost, and will therefore be more visible and gain more leads. In addition to this, they will be seen as more trustworthy and credible agents, as consumers can see that they are successfully transacting on deals

Unpublishing the property which is no longer available on the market can save us credits, then why to keep it if it's unavailable?

How long you keep the listing online is completely up to you.

Since there are benefits to being under offer, and these apply to all listings advertised by the same agent, it may make sense to extend the length of time it is online, even if it costs credits.

Alternatively, you may decide that once the current credit cycle of the listing ends, you wish to unpublish the listing. Either approach is fine

Will the Under Offer listings appear on PF Expert?

Currently no, the product team is already working on an enhancement to the feature and more updates are coming in the near future.

if we unpublish the listing which is under offer, will it affect the agent score for listing?

The agent score will get a boost with a higher number of Under Offer listings under their name.

Once the listing is unpublished, the boost added by that listing will be lost.

Will it affect the score of the agents?

Yes! Agents who have listings under offer receive a ranking boost, increasing the visibility of all their listings on our site

If you do not use this under offer, will the performance of the agent be affected

The agent score will not be negatively affected by not participating. Agents can still have their listings verified and be a Super Agent without the need to claim listings

Under Offer works for ready unit only not fot offplan?

Yes, both ready and off-plan listings can be marked as under offer

I can claim the property even its already sold?

At the moment yes you can.

The feature is designed for the period between the offer and the transfer, however we want to launch this as a feature that's open to all, and whether a property is sold or under offer, it is much better to flag to the consumer that it is not currently available rather than just have it listed online as if it is

Only superagent can apply the under offer?

Under offer is available to all agents

is it only applicable to those who has pf expert?

Everyone who uses PropertyFinder has access to PF Expert.

You can claim the transaction via the property listings page without going to PF Expert, however, if you are having trouble logging your claims please reach out to us at qualitycontrol@propertyfinder.ae and we will be happy to assist you in making your claims

Will it be possible to use "Claim Your Transaction" even if the listing is already offline?

Property seekers are already able to hide particular listings if they do not want them to appear in their searches.

It is unlikely that offline listings will be marked as under offer, however, an alternative option would be to have a "show under offer" toggle, like we do for "verified first" and "superagents first"

should i make the property under offer if the property is complete documents? which property only i can do under offer?

You can submit any listings for under offer, aside from short-term rentals

Should the listing be verified to participate in the under offer?

The listing does not need to be verified to participate.

However, having it verified beforehand is a great way to make sure you are absolutely getting as many ranking points for this particular listing as possible.

Will the Under Offer option become available on the Lead Tracker app?

No, it is currently available from PF Expert, or the Property Finder Website (Report this listing).

I can only do it if that property is under offer with the buyer?

Once a deal with been agreed upon with all parties and the documents have been signed by the buyer and seller, is it at this point we would mark the listing as Under Offer.

Can we put back the listing we previously closed to have more Under Offer feature in our portal?

As long as the listing is still online, you can send an email to qualitycontrol@propertyfinder.ae letting us know the deal has fallen through and we will remove the under-offer tag for you

Documents Required

For rental listings, should tenancy contract be signed by both parties?

Yes the tenancy contract needs to be signed by both parties

If I am using the booking form, it must be submitted from SLD and SPA, or I can use the booking paper from the developer?

The booking form would be sufficient for us to mark a primary listing as under offer

What documents do you need, incase the property is owned by the managment company?

For property management, it will usually be only rental properties. The Ejari contract should contain all the information we need to log a successful claim

Is the SPA acceptable as proof of ownership?

Yes SPA can be submitted as proof of ownership

For the proof of ownership, Can trade license will be alright?

Unfortunately, the trade license isn't likely to be able to show us proof of ownership, however, if there's something we are missing please reach out to us and let us know!

Do you need the layout type (Floor plan)?

The floorplan of the property is not required within a listing for the transaction to be claimed

Offplan Primary, meaning from the developers. What would be the proof of ownership need to upload?

For the off-plan primary, we would need the SPA between the new owner and developer.

Data Protection

what security measure and data protection features does the PF Expert in place to safeguard our lead and customer data? especially when we are sending the contract.

We adhere to European GDPR when it comes to data protection.

We also have the documents on a secure encrypted server and the links to the documents expire shortly after the transactions have been reviewed by our team.

Once this happens, the documents are not accessible by anyone. In addition to this, you are free to block out any owner/tenant/buyer information (such as phone number, home address, email address, etc) as we do not require this for the claim to be successful

How can you ensure the confidentiality of the information on the proof of transaction that is not to be shared?

Documents are stored on a secure encrypted server and expire shortly after our team reviews them

How about the confidentiality of either parties

Confidentiality is of paramount importance to us. We adhere to global GDPR standards, and we do not require the contact details of the landlord, tenant, or buyer to be shared.

Will you remove the listings of the same property published by other agents and leave it under offer with the company who sold it?

All listings will be tagged with Under Offer. Since under offer is designed to tackle a major consumer pain point, we wanted to be able to flag as many listings as under offer for each property, to prevent one agent from having the property as under offer and the other from having it online as it if were available, we leave the option for each agent to unpublish their listing.

should i make underoffer for any ad i have with asking for a price or must have a price?

Yes, you are able to mark an ask-for price listing as Under Offer.

How long is the validity of Under Offer?

Under offer will remain as a tag on the listing until you unpublish the listing from our site

what happens if the buyer changes their mind and no longer wants the property?

You can contact qualitycontrol@propertyfinder.ae and request for the under-offer tag to be removed

If the listing is putted as under offer and the transfer is done. Will the under offer listing, will go offline?

Not automatically, however for Dubai listings the permit will expire 7 days after transfer so yes the listing will eventually be taken offline

will it be deducted to our credits? if yes how much per transaction?

No, Under Offer is a free tag, we do not deduct any credits per transaction.

How are you checking the Contract F and Oqood for approving underoffer? are you cross checking it directly to DLD?

We are not cross-checking data with DLD. We are using the documents at our disposal to cross-check against the listing

Will under offer flagged the other listings of other company for the same property?

Yes. Other listings with the same permit, or any listings you flag as the same property as the one you have sold/rented will also have the under offer tag if confirmed to be the same property.

The difference is that the transacting agent gets the superagent ranking boost, and the transacting agent is mentioned within the listing, whereas all other listings of the same property get no ranking boost and mention that "another agent has an offer on this property" so it is clear that it is not the agent in question who has done the transaction

I can only put the listing under offer after the deal is done?

For rentals, yes, the deal needs to be done and the tenancy contract signed.

For sales, only the MOU needs to be signed rather than the property needing to have been transferred.

lets say the property was listed 5 times with other agencies, will the 4 other listings get taken down automatically?

The other 4 do not get taken down, but instead are also marked as under offer.

The difference between the 5 would be that the agent who claimed the listing would be the one credited with the transaction, and the only one to receive a ranking boost

In our system, once a listing is reserved, we take it offline. When the listing is offline, will the under offer tag remain for the agent?

Unfortunately, the Under Offer tag can only appear while the listing is live and still published on our site.

Where can we upload the documents?

You can upload via the report a property button within every listing, or from PF Expert (properties page or the agent insights page).

Is there any criteria to catch the repetead properties while listings on PF?

Yes, listings with duplicated Trakheesi permits are flagged and taken down.

Also, as we limit permits to being used once (can be twice if the permit is for sale and rent) it is much more difficult to add unavailable or duplicates on our site

If more then one units with same details are available in a building, then under offer will work?

You are correct, however, could there be something that differentiates the two properties?

Typically in cases like these it is rental listings, and if an Ejari contract was provided we could make sure the claim was only made once on the particular property

under offer for sale is it okay as per rera regulations because if an unit is sold and if the ad is live we receive warning email from trakheesi right?

The warning will come from RERA when the property is sold and transferred.

Under offer is your opportunity for your agents to showcase what they've sold before the sale officially goes through.

As soon as the MOU is signed and an offer has been made and accepted this is the ideal time to submit a listing as Under Offer.

if we will keep the ad live after selling out ,dld is asking us to unpublish the listing so it will effect anything from dld?

The warning will come from RERA when the property is sold and transferred.

what if we got email or warning from dld because of not removing the ads and using the trakheesi permit. would pf take the responsibility?

Since the property is sold but not transferred.

For rental, there are multiple agencies listing the same property. If we receive a reported tag due to under offer with another agency, will it affect the agent and his other listing's quality score?

If a property you were working on was rented out by another agent who then claimed the transaction you will not receive the super agent/ranking boost.

I want to ask if the listing is under offer and the transaction been successful what would be the next process?
