While the Manifesto sets up the quality standards we want to uphold, this document serves to clarify the conditions on how we can together achieve Accurate, Available and Authorised listings on our portal.

All the details in a listing must be accurate and genuine | |
MANIFESTO - 1A: No more than 1 listing should be published by a broker for a specific property. The goal is to provide the best user experience possible to consumers. |
Secondary-ready market: A single brokerage company is allowed to publish only one listing for any given unit. Where applicable, the listing must hold a valid permit from the local authorities. Off-Plan market: For identical properties (matching location, size, price, number of bedrooms, etc.), or properties still in development - a broker should upload 1 listing for multiple matching properties. The listing must indicate the amount of units available in the description of the listing. This number should always be updated to reflect remaining available units. Where applicable, the listing must hold a valid permit from the authorities (e.g. project permit). Listings not respecting the rules will be removed or deranked. |
MANIFESTO - 1B: All Factual specifics of a property must be accurate, including (location, amenities, neighbourhoods) and other miscellaneous particulars. |
All information provided in the listing has to be correct in order to provide home seekers all necessary and accurate information to make an educated decision and contact the agent. For Dubai: Data provided in the listing must correspond to the data provided by the authority with the permit (RERA). In case the data provided by RERA is not correct, the customer will have to ask RERA for correction before being able to publish the listing. Listings reported by consumers or by owners (showing inaccurate information) will be analysed and will have to go through the verification process. |
MANIFESTO - 1C: Diverse set of images that truly reflect the listed specifics of a property (rooms, interiors, exteriors, amenities, community, etc.) in brightly-lit, high resolution pictures. |
To ensure a good user experience, photos of the properties must respect some quality rules:
For Off-plan (primary or secondary), pictures rendered by the developers are accepted but must be as diverse as possible. When the image quality rules are not met, Property Finder may decide to reduce the quality score of the listing or to remove the listing (depending on the severity of the problem). |
MANIFESTO - 1D: Realistic price that is neither too high nor too low than its current true value in the market. |
The price mentioned in the listing must be:
For Dubai: The price must be the one defined by the RERA permit. A small variance of the price compared to the RERA permit is accepted (Not more than 10%). Listings not holding realistic pricing, without a price or not in line with RERA will be removed. |
MANIFESTO - 1E: Detailed information (transactional terms, unit descriptions, miscellaneous attributes) that help property seekers make an educated decision. |
The listing must be as complete as possible to ensure home seekers can take an educated decision on the listed property. Property Finder checks for the completeness of listings. More complete a listing, higher the quality score and hence better visibility. |

MANIFESTO - 2A: Valid permits (In Dubai) |
Dubai
* Note: a property permit may be used to advertise multiple property units if and only if a single title deed was issued to a single owner (e.g. apartment units in a building owned by one owner in a leasehold area). Project permits
Listings associated with an expired or wrong permit will be removed. Repetitive use of wrong permits will affect the ranking of all listings of the client. |
MANIFESTO - 2B: Agent licence (such as BRN in Dubai) clearly authorising an agent to mediate the transaction of a property.

Where applicable and if required by the local rules, agents associated with the listing must have a valid licence from the local authorities.
In Dubai, the authorities do not require to have a registered agent on the listing, however, Property Finder recommends it strongly.
In locations where a regulation is in place, listings with a non authorised agent licence will be removed. The agent account will be deleted.

MANIFESTO - 2C: Owner approval (such as NOC in Dubai) to transact the property on their behalf.

At any given time, the agent associated with the listing must be able to prove that she/he has been authorised by the Owner to transact the property. This proof must be related and be unique to a specific unit (No generic authorization by owners). An owner can be an individual, organisation or a developer. Two elements can be requested:
Failing to provide an authorization by the owner when Property Finder requests it will lead to the listing being removed.

Should be ready for viewing and not already under MOU | |
MANIFESTO - 3A: Status Change: A listing should be updated with any new developments that could result in the property becoming unavailable (such as signed MOU, contracts and agreements). |
Rules related to availability:
Property Finder checks the listings for their availability on a regular basis. In case of breach of the rules, the listings will be removed and this will impact the SuperAgent score of the agent in charge. |

Property Finder’s goal is to offer home seekers the best home search experience while ensuring that all our partners get more and better qualified leads. All the above mentioned rules exist to help you grow in a fair and competitive environment. However, few clients are repeatedly breaking the rules which has a direct bearing on the consumer experience. Please note that Property Finder is committed to fight this type of behaviour. Property Finder is identifying the repeat offenders. For these, there will be consequences at two levels:
